Overview

  • You may need to upgrade your existing electric panel to accommodate the proposed Electric Vehicle Charging Station (EVCS)

  • All EVCS applications will need to be submitted electronically through the IrvineReady! Online Plan Submission Portal

  • For single-family dwellings or townhomes with a private garage and their own main electrical panel, your electrical professional/contractor will need to complete the EVCS Permit Worksheet

  • For condominiums that share an electrical main panel with other condominiums, your electrical professional/contractor will need to provide information outlined in the EVCS Electrical Plan Requirements

  • Any mechanical equipment installed on the exterior of the home must be at least two (2) feet from the nearest property line and must be screened if visible from the public right-of-way or properties at the same grade. The equipment may be screened by landscaping, fencing, or painting it the same color as the house.

  • If the EVCS is placed in the garage, it cannot intrude on the clear area required for vehicle parking. Refer to the Zoning Guidance section below

Zoning Guidance

If the EVCS is being placed in the garage, be sure that it will not intrude on the clear area required for vehicle parking:

For one-car garages, the clear space must measure 10 feet in width, 20 feet in depth, and seven feet in height. 
For two-car garages, the clear space shall be a minimum of 20 feet in width, 20 feet in depth, and seven feet in height. 4-4-1a

Your HOA may have its own CC&Rs. Consult with your HOA before proceeding with the permitting process

Please note, depending on the specifics of your project, additional plans, details, forms, exhibits, or support documents may be requested through the plan check process.

Next Steps

  • After submitting your plans, City staff will review the information for completeness within approximately two business days. If additional information is needed, you will be notified.

  • You will be emailed a link to pay required fees. Visit the Fee Schedule page for additional information and current fee rates

  • After payment is received, your project will be processed for review.

For single-family/townhouse projects, you should anticipate two (2) to four (4) days for the initial plan check; if corrections are required, you will be notified. Review for multi-family projects may take longer.
