The Development Assistance Center (DAC) is a primary resource available to businesses, developers, real estate professionals and members of the public. At the center, visitors can gather information to assist them in making decisions regarding development and expansion in Irvine. The Department staff also reviews all applications for building improvements, residential alterations and signs. The DAC team includes the Planning and Zoning Counter, Land Use Data Monitoring and Permit Processing. Planning and Development staff are available at the Planning and Zoning Counter of the Community Development Department, located in City Hall, to answer any of your questions, and to facilitate your development application.
The Development Assistance Center (DAC) is equipped to answer questions regarding planning and zoning regulations. The Planning and Zoning Counter is open Monday through Friday from 8 AM to 5 PM.
PERMIT PROCESSING
We review building permit applications ranging from new construction to minor additions or interior improvements for commercial and residential properties.
DISCRETIONARY CASE APPLICATIONS
Discretionary case applications require additional review time. Conditional Use Permits may be required depending on the Planning Area and zone in which a proposed use will be located. Depending on the type of application, it may be reviewed by the Zoning Administrator or the Planning Commission. Public hearing items considered by the Zoning Administrator require up to 8 weeks to process, while public hearing items considered by the Planning Commission require up to 16 weeks to process. Subdivision matters will be processed within 50 days of acceptance of filing.
